As a rule of thumb, in any city (capital or provincial) there are likely to be areas that are improving in property value at a faster pace than other areas. Defined as properties in areas historically populated by supposed working class families and students, and where over the past few years, that region has been undergoing a steady influx of executive class type habitants because of the areas close proximity to capital city or deemed CBD suburban region. Houses in these areas are often bargains which, with a little renovation, become very habitable. These areas are usually well serviced by public transport and close to the CBD. Houses of this type can be found in virtually all Australian capital cities.
2. Position –
Still the Key to any property sale. Here the old property chestnut, “position, position. position”, still rings true in the search for a property with good capital gain potential. However, in order to maximise capital gain based on position several key positional factors must be taken into account. Look for prime locations close to all services, such as shops, transport, schools, and other key infrastructure dynamics. Other factors such as close proximity to a deemed CBD, factories, recreational facilities are also vital when considering aspects which may also contribute to consistency in capital growth performance over the medium and long term.
3. Position –
Redevelopment Over the years, astute property developers have leaned how to maximise sale potential of their developments in a variety of key locations. We can see this happen wherever we go in built-up areas of medium priced housing. These developments may be close to a central CBD, or alternately close to the proximity of secondary CBD designated areas. Their thrust too is based on position, position, position, but because there is no available new land to build on, they simply construct a cluster development of units, villas or town houses, based on which will be the more popular with the deemed buyer demographic for the area. Once the development is underway, you have a new position hot spot based on three factors:

B. Price Point
C. Life-style
– with each dependant on each other, and with one additional motivator, the fact that they are buying a low-cost, low maintenance new property in an area that attracts an even higher price for property.
4. Medium Density Housing
The more populated the cities become, and the more scarce land becomes, the more likely the buyer will be attracted to medium density housing. In fact, this has been a growing trend for the last three of four decades. Outer city councils, in larger metropolises, that still have land available for sale, are now noticeably reducing the size of each building block. And as the population continues to grow, and as costs climb upwards, medium housing becomes more attractive.
A trip into any of our country towns with populations of 10,000 and more, show a similar trend to medium density housing, and even though land is plentiful, the dwellers there are motivated by the same factors that motivate their city cousins, getrification, position and redevelopment.
5. Additional Key Factors
The additional key factors that usually contribute to hot spot capital growth, may not be immediately obvious to the investor, but are tell-tale signs to an astute developer. These additional key factors may include the street-scape and architectural style. Tree-lined streets and houses with well-established gardens are usually a good indicator also.
You might also look for a consistency in street-scape design and layout with a unified approach between one neighbourhood to another. In other words, the better the locality is kept by the householders there, the more appealing the area would become. All it then needs is one or more good factors that make the area stand out, and bingo, its become a hot spot.
6. Vacancy rates –
Vacancy rates are a vital factor in the selection of an area in which to purchase an investment property. The lower the vacancy in that region, rate the easier it should be to find a tenant. Ask a real estate agents about vacancy rates in the area, or get in touch with your local real estate institute.
